Should I have a Home Inspection?A Home Inspection is a good idea for the buyer. These are inspections that evaluate framing, roofing, electrical, plumbing, heating, Air Conditioning, Garage Door Openers, Window Locks, Flooring, etc. While these do not provide total information about the home you'll soon own, they do often find items that the sellers are NOT aware of or have not reported. In Arizona you will have a period of time (default is 10 days) in which you must complete your inspections are communicate in writing to the seller. During this 10 day period, you may choose to cancel your contract, or request that the seller make repairs. The sellers will have a period of time (default is 5 days) to respond in writing as to their willingness to make the repairs you have requested. If they do NOT agree to make the repairs requested, you may immediately cancel the contract. NOTE: Some sellers are getting home inspections prior to putting their homes on the market. This will provide them with information about the condition of the home and will improve their chances of getting a clear report from the Buyer's Inspectors later on.
