A Buyer's Agent is a real estate agent who represents the buyer and owes fiduciary duties to the buyer.

A Seller's Agent is a real estate agent who represents the seller and owes fiduciary duties to the seller.

A Dual Agent is a real estate agent working in a situation where the real estate company is representing both the buyer and seller. In Arizona, a dual agency relationship must be disclosed to both the buyer and the seller at the time the Purchase Contract is signed. Your agent must have you sign a document confirming that you are aware of the dual agency relationship. Dual agency in Arizona is defined to be any transaction where buyer and seller are being represented by agents of the same company. Other states have ruled that it only exists if the same agent represents both parties in the transaction.
